With the current economic status in South Africa and massive housing shortage, we looked at the trends of bond applications, what makes a client not to qualify, what can a client do to turn the situation around? Do they know what they can do and how is the communication shared with the client?
The biggest gap that was found was that, most bond applications come via the mortgage origination channel as they are equipped to handle applications and have systems to do such.
The challenge in the value chain is that financial institutions do not share by legislation the client’s financial information with 3rd parties so the true fact of the decline may never be known by the client, unless they themselves call the institutions to get the information which almost never happen.
This prompted an idea which became a business concept. Since both Nabaweyah and Theko worked in the financial institutions and know the make up of a good application, the decision was made to create a platform to educate and help all clients wanting to purchase property with thorough preparation and financial education to make sure that they do succeed in purchasing the property. The one leg was to make sure that they handle the applications themselves in order to secure the accuracy and legitimacy of the client information in order to help them get to purchase the property.
This approach gave birth to End to End Property Solutions as E2E Property Solutions will get into contact with the client at the stage that they are thinking of purchasing and walk with them until they are in a property, simplifying the process and taking away the anxiety of the unknown process. A conscious and intentional strategy was implemented to make sure that the business operates on a strict set of values
in order to make sure that everything is done right, for the right reasons and to make sure that all parties involved are treated with dignity, respect and fairness.
The other component to the business is to appoint young and unemployed people, preferably from the previously disadvantaged groups as independent contractors, to give them tools, impart the skills and knowledge that Theko and Nabaweyah in helping them create, build and run their own real estate business within our business. They will be provided with tools of the trade, they will be mentored and helped to be productive and eventually start earning and building their own business.
In a nutshel, E2E Property Solutions is created to solve pertinent community problems and help South Africans create wealth by buying and owning property and fighting unemployment by creating business opportunities to willing young people who have interest in the property business.
Theko Mafulako - E2E Property Solutions (MD)
Theko is an experienced campaigner in the financial services industry. Theko held different leadership portfolios in different financial institutions and in the past 6 years he held a senior leadership portfolio in the property department of a financial institution.
Theko has qualifications in Marketing, Sales, Strategic management and leadership, management, Customer Centricity and Ethics. He is an avid reader and very interested in different cultures, this led to him being able to speak 8 of the 11 languages of South Africa fluently and understanding and learning the others including Spanish, Swahili and French.
He believes that understanding another’s culture and learning their language is a bridge in understanding the other’s challenges and knowing how best to resolve.
Theko refers to himself as an internal optimist. He is a live wire, bubbly personality and forever choosing to have positive energy. He is an entrepreneur, a God fearing man, a goal getter and a hardworking father and a husband. A physical fitness fanatic who believes that one needs to exercise their body and mind so that one can age gracefully and have strength to continue working until one is no more, hence his love for reading and gym.
Nabaweyah Parton - E2E Property Solutions (MD)
Nabaweyah is a seasoned leader with loads of experience in People management, Sales, Marketing, Customer Management and customer satisfaction. She has qualifications in Marketing, Customer, Retail management and is a qualified full status property professional.
She has over 20 years experience working in a financial services environment is used to working under highly regulated and highly pressured environment. In her tenure, she managed different teams, different customer portfolios and was responsible for overall productivity and profitability of the business. Her business acumen is second to non and is a true and passionate leader.
In the last 6 years she specialized as a homeloans bond aggregator and has extensive knowledge in deal making. She had a client base of developers and Property Professionals who she brokered for and has an immense ability of disseminating helpful information to clients in order to make the business transaction work for both parties.
She has very strong values and believes anything should be done right and every person should be treated fairly and with respect. She is a wife, a mother, and a daughter to both her parents. She is a deeply religious and spiritual.
